Refurbishment Work...
As our style of modern living changes, so do our housing needs. Much of the UK’s Georgian and Victorian housing stock does not compliment the way in which contemporary families live. Often, thorough refurbishment and extensions are the only ways in which families are able to adapt their properties to their day to day needs. Typical project values range from £100k up to £1M. A "backlands" development in Holland Park, this redundant dairy structure was completely refurbished in 2007- 2008 and is now a luxurious 3 bed, 2 bathroom family home, complete with private courtyard garden and parking. We have planning permission and are currently designing a new basement at this site.
Our clients had recently purchased this property in Surrey with a view to completely re-designing the interior to suit their own personal requirements. This involved new bathrooms and dressing rooms, a new kitchen, new conservatory, plumbing and electrical upgrades throughout. The project resulted in a custom designed, 6 bedroom, 4 bathroom family home.
Our clients had lived in this property for a number of years, and had taken a decision not to move, but to expand the existing building to the rear and into the loft area. We created an additional two bedrooms, a study and a large living / kitchen / dining room housed in a modern rear extension. The property was also given a full electrical re-wire, the plumbing and bathrooms were completely replaced, and we redecorated throughout.
This house was purchased by our clients in a liveable, but worn condition. We extended the house into the loft, fitted out the cellar as a wine room, replaced the kitchen and bathrooms, redecorated throughout, and created a comfortable 4 bedroom modern family home.
Another development property, this Listed Building was acquired by our clients in a completely derelict condition. We achieved planning permission to convert the upper levels into 4no. individual flats, whilst retaining the restaurant use on the ground and baement levels. We drafted a schedule of work, tendered to a contractor and commenced overseeing the refurbishment works. The developer then sold the site to a restauranteur and the remaining refurbishment works were carried out to his requirements and under his management.
This building was part of an old mill development in Leeds. Our developer client purchased the property with planning permission to convert the building into 19no. flats. We were employed to improve upon the planning application and provide 24no. flats over 4 stories, add additional windows, and obtain building regulations approval prior to the developer carrying out construction via the "design and build" process.
