Process
The process of any design project needs to start with an accurate measured survey of the existing building or site. With this information we can prepare feasibility studies, initial sketches, area calculations and preliminary discussions with planners. The measured survey is a critical requirement to achieving any kind of accuracy in construction and design.
Once the survey and brief are defined, we then enter a process of design which involves a series of meetings between the architect, client and other design consultants (such as structural and mechanical engineers). The aim of this process is to arrive at a design which suits the client's requirements, is feasible with regard to site constraints, and structural and mechanical building regulation requirements.
In the case of new buildings, extensions or changes of use, most designs are also subject to the regulations of the Local Planning Authority (LPA). It is at this stage that we make initial planning enquiries and carry out research into planning policy. Following these pre-application enquiries, we are then normally able to prepare and submit a planning application.
Upon achieving planning permission, we then move to producing tender documentation and building control documentation. If the client requires, we can tender the project or negotiate a price with a chosen contractor. Once the contractor is chosen, we prepare contract documents and oversee works on site to practical completion.
The above describes a typical project from inception to completion on site, however, it should be noted that any project can be tailored to suit a client's needs, and not all projects require architects' services from design to completion.
The duration of this process varies dramatically from project to project. This is due to a number of factors including: the scale of the project, the numbers and types of consultants required, the client's ability to make design decisions, the planning application process, and above all, the availability of good quality labour and the construction process. At the client's request, we are happy to research a given project's requirements and write up a programme of works which we then monitor throughout the process of design and construction.
